What does the room look like after a renovation?

From a photo of your flat you can show how the same room looks freshly renovated, cleared out or newly furnished. The room stays the same, only the surfaces change. Here is how to do it well and where the limit lies.

A good renovation image sells an idea, not a castle in the air. Show only what is really possible.

Ready to copy

Six examples you can use right away

This is the text you give the image AI along with your photo. In the big report it is built in directly. But it also works with any other image tool.

Freshly renovated, same rooms

A lived-in, dated room, but with sound structure.

Show this exact room freshly renovated. Walls in warm white, clean ceiling, floor as light oak parquet. Windows, doors, radiators and the layout stay exactly in place. Do not move a wall, do not add any area. Realistic lighting as in the original photo.

Cleared out

A cluttered room whose size is hard to read.

Remove all furniture and all personal items from this room, change nothing else. Floors, walls, windows and light stay as in the original. Result: the same room, empty and clean, so the floor area becomes visible.

Newly furnished, for tenants

An empty flat that is hard to picture.

Furnish this empty room restrained and homely as a [living room]. A sofa, a table, a rug, a plant, simple lamps. Neutral, light tones. The room, the windows and the floor stay unchanged. No structural changes.

Walls in a different colour

When only the colour weighs the mood down.

Paint the walls of this room a calm sage green, everything else stays the same. Furniture, floor, ceiling and light unchanged. Only the wall colour changes, clean at the edges.

Bathroom or kitchen modernised

Old but working wet rooms.

Show this [bathroom] modernised: new large-format tiles in light grey, simple fittings, the same arrangement of tub, basin and toilet in the same places. Windows and room dimensions stay the same. Do not move a wall.

Balcony or garden made ready

An unused outdoor area.

Make this balcony inviting: a small table, two chairs, a few plants, discreet shading. The railing, the surface and the view stay unchanged. Looks cared for, not cluttered.

The limit

What a view must not do

The honest part, and the most important. An image that promises more than the property delivers costs you your credibility for everything else at the viewing.

It is an idea, not proof

A generated view shows a possibility, not a state. Always write next to it that it is a visualisation and not a photo. Hiding that is deception, and it will show at the viewing anyway.

Surfaces only, no miracles

Colour, floor, furniture, tidied up: that is honest. Retouching away cracks, making damp patches disappear or brightening a dark room is not. A defect the image hides comes back at the viewing.

The room stays the same room

Do not move a wall, do not invent area, do not add a window. The moment the image no longer shows the real flat, it is worthless, because that is exactly what the buyer compares.

Only show conversions that are allowed

A converted loft or two flats merged into one may only be shown once the council allows it in principle. Otherwise you advertise something that will never exist. What to ask the authority is in the ready-made emails on the tips page.

As the last image in the listing, after the real photos. Never first, or the viewer expects to find it that way.

Landlords

This is how the flat could look furnished. It is handed over unfurnished.

A furnished example of an empty flat helps the imagination. The sentence next to it prevents arguments about the fittings.

Tenants

For yourself: a furnishing image from the empty layout helps you decide whether your own furniture fits. Not for the listing, that is the landlord's job.

What it costs

The big report includes four such images. Anyone who wants more pays a small amount for each further one. That keeps it predictable and only costs those who really use it.
