DomoScan24 does not replace a viewing and it does not replace a sworn valuation. It replaces poor preparation: careful figures, an independent second check, and a checklist for everything that can only be seen on site.

Analysis with a live status

DomoScan24 reads every figure, photo and document and derives a fair market value from them. You watch the progress as it happens.

An arithmetic checker recalculates every central figure without AI, always by the same rules.

What happens in detail

The map carries flooding, noise, natural hazards, zoning and more. On top of that come the valuation as a PDF, the on-site checklist for the viewing, and a chat that answers any question about the property.

Arithmetic audit

Mathematics instead of trust.

After every analysis DomoScan24 recalculates each central figure without AI, up to 20 checks depending on the data available. Each one appears in the report with its working, passed or failed. Among them:

  • Price per square metre against price and floor area
  • Market value inside the value range
  • The 10 percent safety discount, enforced on the server
  • Scenarios in the right order
  • Gross yield against rent and value
  • Renovation totals consistent with each other
  • Every comparable property recalculated on its own
  • Room areas against total floor area
  • Lending value below the negotiation ceiling
  • Total investment recalculated as a sum
  • The amount left over recalculated as a difference
  • Income value formula recalculated

A thin report gets fewer checks, a full assessment with financing gets the most.

Independent AI second check

A second model goes looking for mistakes.

A second AI model, deliberately set up to be critical, checks the result against the first. Its verdict is visible in the report: confirmed, confirmed with reservations, or not solid enough.

What the second model looks for

It looks for contradictions between sections, values that do not add up, claims without evidence, and risks that are missing. It also writes the on-site checklist for the viewing, cut to this exact property, with a red flag on each point.

Said plainly: DomoScan24 is a software-supported first and second check. It is not a sworn valuation and it does not replace an expert or an official body. Where the data is thin, the report says so.

What is English here, and what is not

The marketing pages you can reach from the menu above are written in English. Pages that are still German only are marked with a small DE in the footer. The analysis tool itself, the sign-in page and the sample report are currently German.

Legal texts stay in German on purpose. A machine translation of a liability clause is worth nothing in a dispute, and the German wording is the one that counts. You can read them under legal notice, privacy and terms.

Our newsletter is a German PDF, and a few illustrations on this site still show German labels, for example the example floor plan and the newsletter cover. We would rather say so than hide it behind an English caption.
