As with a vehicle history report, trust comes from sources. DomoScan24 researches live against public market data and shows you, for every property, exactly the official registers in which you can check ownership, encumbrances, energy, natural hazards and zoning yourself. Nothing is glossed over.

Official maps, right over your property

You switch on what you want to see, each layer on its own, with a legend and a visible source. By default everything is off, so the map does not overwhelm you. None of it is invented.

Flooding

Shows whether your property lies in an area that goes under water in a major flood. This is the layer with the widest coverage.

Which bodies supply the data, country by country

AT (Umweltbundesamt), DE (LfU Bayern, HLNUG Hessen, Wasserwirtschaftsverwaltung Rheinland-Pfalz with the risk areas outside the designated flood zones, NLWKN Niedersachsen, LfULG Sachsen, Land Schleswig-Holstein with the risk area under the EU Floods Directive, on the coast the area affected by a 200-year storm surge without coastal defences, TLUBN Thüringen, LUNG Mecklenburg-Vorpommern, LHW Sachsen-Anhalt, Geoportal Hamburg including the Starkregengefahrenkarte with the water depths in a cloudburst, Umweltatlas Berlin, Landesamt GeoInformation Bremen, Geoportal Saarland, LUBW Baden-Württemberg with the HQ100 area and the designated zone shown separately; that makes 14 of the 16 federal states, and together with noise in Nordrhein-Westfalen and Brandenburg every single federal state has an official layer), FR (Géorisques, river and sea flooding), NL (Rijkswaterstaat), IT (ISPRA), ES (MITECO SNCZI), BE Flanders (VMM) and Wallonia (SPW), PL (Wody Polskie/ISOK), PT (Agência Portuguesa do Ambiente: flood area and flood depth). Heavy rainfall

The cloudburst, not the river. The map shows how high the water stands at the house when a great deal of rain falls in a short time. That is exactly what floods cellars, often far away from any watercourse.

Which bodies supply the data, country by country

DE (Bundesamt für Kartographie und Geodäsie, Hinweiskarte Starkregengefahren): the flood depth in an exceptional cloudburst (a 100-year event, regionally graded after DWD-KOSTRA) and in an extreme cloudburst (100 mm in one hour). This is the case that floods the cellar, with no river anywhere near. The federal service covers 12 federal states; Bayern has its own map from the LfU with the flow paths and the hollows in the terrain where the water gathers, and Hamburg has an additional, finer city map with four rainfall scenarios. For Baden-Württemberg, Hessen and Saarland there is no map, and the layer is deliberately not offered there. CH (BAFU, geo.admin.ch): the nationwide hazard map for surface runoff, the same subject for the whole of Switzerland

Zoning, zones and building

What is allowed on the plot: housing, commercial use, open land. Zoning decides what you may build and how you may use the property.

Which bodies supply the data, country by country

Austria: land use planning is a matter for the federal states. Wien (Stadt Wien): zoning, historic conservation zone, climate protection zone, solar potential of the roofs. In addition the binding zoning plans of Niederösterreich, Steiermark, Tirol, Salzburg, Kärnten, Vorarlberg and Burgenland (the states' INSPIRE services, all official). That makes 8 of the 9 federal states. Only Oberösterreich is still missing, because the state service there supplies no areas; the map says so openly instead of offering an empty layer. Switzerland (ARE): harmonised building zones; (BFE): solar potential of the roofs. Netherlands (Kadaster): land use from the development plans. Belgium (SPW): land use in Wallonia (Plan de secteur). France (Géoportail de l'Urbanisme): the PLU zones (building land, future building land, agriculture, nature), which municipalities have had to publish since 2020; wide, but not complete coverage. Spain (IDEE/SIOSE): actual land use, not regulatory zoning. Germany, Italy and Portugal (CORINE/Copernicus): land cover

Natural hazards

Hazards from nature mapped by the authorities: landslide, avalanche, rockfall, ground movement, earthquake. Where such a zone lies, building conditions often apply and insurance becomes more expensive.

Which bodies supply the data, country by country

CH (BAFU): flooding, landslide, avalanche and rockfall from the cantonal hazard maps. FR (Géorisques): clay ground movement (shrink-swell soils), ground movement risk zones (landslide, rockfall, sinkhole) and the earthquake zoning. PL (PIG/SOPO): mapped landslide areas. BE Wallonia (SPW): rockfall and collapse risk. EARTHQUAKES, and here the answer counts, not the picture: an earthquake zone applies to a whole municipality and over an aerial photograph it would be no more than a flat veil with nothing to say (measured: 100 percent of the area coloured in, in Granada as much as in Bologna). We therefore give it as a statement at the property. ES (IGN, NCSE-02): the official design ground acceleration in g, that is, the value you have to build to there. The difference is considerable: Granada 0.23 g, Sevilla 0.07 g. IT (Regione Emilia-Romagna): the official seismic zone from 1 to 4, where 1 is the highest and 4 the lowest hazard. In Italy it determines the building rules, and here too the difference is real: Bologna lies in zone 3, Rimini in zone 2. The classification itself is set nationally (OPCM 3519/2006), but there is no national map service: it is published regionally, and so far we have Emilia-Romagna. Sicily would have a service, but it runs only over unencrypted HTTP and is expressly released for non-commercial use only

Cadastre

The legally binding plot boundary, that is, which area really belongs to the property, together with the official size in square metres. Exactly that appears in no listing.

Which bodies supply the data, country by country

IT (Agenzia delle Entrate, INSPIRE): the parcel and the buildings entered in the cadastre, for the whole of Italy except the autonomous provinces of Trento and Bolzano. There, every purchase hangs on it, because a building without a cadastral entry becomes a problem on sale. FR (IGN Géoplateforme, Parcellaire Express): the parcels nationwide, at every zoom level. NL (Kadaster via PDOK): the parcels, visible when you zoom in on the building. In Italy and the Netherlands the services only draw from building zoom onwards, which is also stated in the name of the layer. AT (BEV, Bundesamt für Eich- und Vermessungswesen, INSPIRE): the plot boundary nationwide, together with the Grundbuch the basis of every question of ownership. PL (GUGiK, Krajowa Integracja Ewidencji Gruntów): the parcels (działki) nationwide. CH (Amtliche Vermessung via geo.admin.ch): the plot boundary with number, EGRID and area, harmonised across all cantons. BE (FÖD Finanzen / AAPD, INSPIRE): the parcels with their cadastral reference, nationally for Flanders, Wallonia and Brussels. DE (ALKIS of the state survey authorities, open data): since the switch to open data the federal states have released their land register of parcels. We have 9 federal states: Schleswig-Holstein, Mecklenburg-Vorpommern, Hamburg, Berlin, Bremen, Niedersachsen, Sachsen, Nordrhein-Westfalen and Brandenburg. The most valuable part of it is not the line on the map but the information attached to it: the official area of the plot in square metres, plus Gemarkung and Flur. That appears in no listing. For Schleswig-Holstein we show only this information and no map, because the service draws the complete cadastral map and would cover the aerial photograph. For Bayern, Hessen, Rheinland-Pfalz, Thüringen, Saarland, Baden-Württemberg and Sachsen-Anhalt the cadastre is still missing: in part the services draw the whole map instead of only the boundaries, in part they are blocked. A missing cadastre therefore never means that there are no boundaries, only that we have no usable service there. Spain is deliberately missing as well: the cadastral service there delivers nothing but empty tiles

Heritage protection

Where conversion work and the facade need permission. That feeds straight into cost and value, often also for houses without protected status of their own that merely stand next to a listed building.

Which bodies supply the data, country by country

AT Wien (Stadt Wien): the conservation zone of the building code, in which the external appearance is protected. AT Niederösterreich (Land NÖ, INSPIRE): the culturally protected areas (expressly culture, not nature). FR (IGN / Ministère de la Culture): the listed Monuments historiques and the protected building areas. In France this weighs particularly heavily, because within the perimeter of a listed monument every visible change to a building needs the consent of the Architecte des Bâtiments de France. CH (BABS and BAK, geo.admin.ch): the federal inventory of cultural property (KGS) with the objects of national and regional importance as well as the UNESCO World Heritage cultural sites; the binding requirements are set by the cantons, the inventory shows that a property is recorded as cultural property at all. NL (Rijksdienst voor het Cultureel Erfgoed via PDOK): the Rijksmonumenten, the protected town and village views and the Dutch world cultural heritage. BE Flanders (Agentschap Onroerend Erfgoed): the protected monuments and the protected town and village views; the latter often weigh more heavily, because there a whole street is protected and even the facade or the windows become subject to approval. PL (Narodowy Instytut Dziedzictwa): the register of immovable monuments; it only draws when you zoom in on the building, which is also stated in the name of the layer. PT (Direção-Geral do Património Cultural): the classified monuments and the two protection zones around them (Zona Geral de Protecção and Zona Especial de Protecção); it is precisely these that matter legally, because inside them building changes become subject to approval. IT (Regione Emilia-Romagna): the protected architectural monuments, but honestly only for this one region. Heritage protection is regulated regionally in Italy and there is no national map service; outside Emilia-Romagna a missing layer therefore does not mean that there is no protection, only that no service is available. ES (IDE Andalucía, Junta de Andalucía): the protected cultural assets and the protection perimeters around them; the latter are often the decisive part in law, because inside them even a house without protected status of its own becomes subject to approval. The same honesty applies here as in Italy: heritage protection in Spain is a matter for the autonomous regions, there is no national map service, and outside Andalusia a missing layer does not mean that there is no protection, only that no service is available. Three sources are deliberately absent: the protected-area layer of Kärnten contains nature conservation instead of cultural monuments, the Swiss ISOS only draws when zoomed far out and would be empty at the building, and the service of Extremadura runs only over unencrypted HTTP, which the browser blocks on an encrypted page

Radon

A radioactive gas from the ground, odourless and invisible. According to the World Health Organization it is the second most common cause of lung cancer after smoking. How much of it gets into the house depends on the geology and on the way the house is built.

Which bodies supply the data, country by country

As a map, radon is a coarse carpet of colour; as a figure at the property it is a clear statement. That is why we give the figure and not the area. FR (Géorisques / IRSN): the official radon potential of the municipality in three classes, where 1 means low and 3 means high. The difference is geological and real: Clermont-Ferrand sits on the volcanic rock of the Massif Central and has class 3, Paris sits in a sedimentary basin and has class 1. CH (BAG): the official probability in percent that the reference value is exceeded inside the building, for Bern for example 7 percent. AT (AGES, Radon Kompetenzzentrum): the official classification of every municipality as a Radonvorsorgegebiet or a Radonschutzgebiet, which brings requirements for new buildings and major renovations; Wien, for example, is neither. Because radon comes from the geology and hardly changes over a few dozen metres, we give it even when the address is only roughly known. In that case you do not get a zoning or a parcel number, because there the neighbouring plot would already be a different answer

Noise

How loud it is at your address, as a figure in decibels. What is measured is the level averaged over the whole day, with evening and night weighted more heavily because they disturb more.

Which bodies supply the data, country by country

Technically this value is called Lden and comes from the EU Environmental Noise Directive. AT (Umweltbundesamt, laerminfo.at): road, motorway, rail, air and industry, each separately. NL (RIVM): the noise level of all sources together, and as a figure at the property in decibels. Cross-check in Amsterdam: 66 dB at the Dam, 50 dB in the Vondelpark. The park is measurably quieter, and that is exactly how you can tell the figure is real. Unlike radon, noise is given ONLY for an exact address: on a street it jumps within a few metres, and a value taken from the carriageway instead of the house would be misleading. CH (BAFU): road noise during the day in decibels, likewise as a figure at the property. Here too we cross-checked before believing it: Bern pedestrian zone 31.9 dB, Bern main road 49.2 dB, Zürich Rosengartenstrasse 64.6 dB, Zürich Bahnhofstrasse 66.4 dB. The pattern is exactly the one you would expect. In Switzerland, alongside road noise from the BAFU there is also rail noise and the aircraft noise of the BAZL. DE Nordrhein-Westfalen (LANUV) and Brandenburg (LfU) as well as BE Wallonia (SPW, road, rail and aircraft noise): the noise maps of the respective regions

Solar potential

How well the roof lends itself to photovoltaics, depending on the roof area and the position of the sun.

Industrial risk

Zones around dangerous installations such as chemical works, refineries or gas storage. Additional requirements apply there when you build.

FR (Géorisques): technological risk zones (PPRT) around dangerous industrial plants such as chemical works and refineries. CH (ASTRA/geo.admin.ch): major-accident consultation zones along the national roads. NL (RIVM, Register Externe Veiligheid): 10⁻⁶ risk contours around dangerous installations, LPG stations and Seveso sites

Contaminated sites

Plots with recorded or suspected contamination in the soil, mostly from former industry. An obligation to clean up can follow from it.

Which bodies supply the data, country by country

BE Wallonia (SPW): the register of soil contamination (BDES), that is, parcels with a recorded or suspected contaminated site, above all in former industrial areas. CH (BAV/BAZL/VBS/geo.admin.ch): the federal contaminated sites on the railways, in aviation and in the military

Further countries and regions are added continuously. Every source is checked before it goes live, so that the map carries nothing but real, official data.

An empty field only means that this layer is not yet released for that country, not that there is no hazard. Flooding is the most widely available layer; in Switzerland, however, it sits inside the natural hazard zones and has no layer of its own there.

What the individual columns mean exactly

Natural hazards bundles different things in each country: in Switzerland flooding, landslide, avalanche and rockfall from the hazard maps, in France clay ground movement (shrink-swell soils) and the earthquake zoning, in Poland the mapped landslide areas, in Belgium (Wallonia) the rockfall and collapse risk, in Spain the earthquake hazard zoning.

Zoning means something different in each country: in Wien the land use plan with its conservation and climate zones, in Switzerland the building zones, in the Netherlands the development plan, in Belgium the Walloon Plan de secteur, in France the PLU zones from the Géoportail de l'Urbanisme. In Spain it is actual land use (SIOSE) and in Germany, Italy and Portugal land cover (CORINE Land Cover), neither of which is a regulatory zoning register.

Noise covers road, rail and, where available, aircraft noise. Solar shows how suitable the roofs are for photovoltaics.

Contaminated sites are parcels with recorded or suspected soil contamination (in Belgium the Walloon BDES register, in Switzerland the federal contaminated sites). A tick says: for this country the layer is ready to be switched on.

What is English here, and what is not

The marketing pages you can reach from the menu above are written in English. Pages that are still German only are marked with a small DE in the footer. The analysis tool itself, the sign-in page and the sample report are currently German.

Legal texts stay in German on purpose. A machine translation of a liability clause is worth nothing in a dispute, and the German wording is the one that counts. You can read them under legal notice, privacy and terms.

Our newsletter is a German PDF, and a few illustrations on this site still show German labels, for example the example floor plan and the newsletter cover. We would rather say so than hide it behind an English caption.
